Multifamily Developers

The sector at a glance

Multifamily is the business of developing, owning, financing and operating apartments as an income-producing asset. It splits into three trades that share a vocabulary but sell different things: developers who assemble land, win entitlements and build; owners and syndicators who raise GP/LP equity, place agency or bridge debt and underwrite to a yield on cost; and managers and operators who run leasing, renewals, expenses and resident experience for a fee. Buyers are rarely browsing — they are institutional and private equity capital, family offices, LP investors, third-party management prospects, city and agency staff, and renters at the bottom of the funnel. Austin is the anchor market and the most instructive one in the country: an enormous 2023-2025 delivery wave turned a decade-long rent-growth story into falling rents, deep concessions and stalled starts, which means every claim about lease-up velocity, expense growth, debt structure and exit pricing gets tested here first.
